Located on Charleston’s King Street, this new building provides more than 140 senior-living condominium apartments in a building that respects the cherished architectural heritage of its historic city. The building terminates the axis of Columbus Street with a garden-like entry motor court at the street and a signature tower above. The contextually appropriate Georgian expression along King Street features clapboard on the shopfronts and brick on the residences above; top-floor apartments are tucked into a dormered mansard. On the west side, where the building faces a neighborhood of two- and three-story houses, the structure steps down in scale and facades are clad in clapboard. Porches and balconies enliven the composition, further reducing the visual mass and providing outdoor spaces, many with river views, to the apartments. A historic single-story Art Deco building has been relocated and incorporated into the scheme, and an integrated medical facility enjoys its own courtyard. The design was approved by Charleston’s Board of Architectural Review, which awarded the project an extra story for architectural merit.
